Here at Kavanaghs, we pride ourselves in providing the highest level of service to our landlords and to this end we are on hand to help any new or experienced landlords manage their investment to its potential.

There are two types of service we provide our landlords:

  • Full Management Service
  • Tenant Find Only Service

Full Management Service

This service is designed to manage the whole letting process on your behalf enabling you to continue with everyday life knowing that a team of property professionals are looking after your investment. Landlords who manage properties themselves often find that the day to day responsibilities can be demanding and keeping up to date with the changes to industry legislations can be difficult.

This is where we can help you manage the whole process from start to finish.

  • Marketing – Your property will be advertised and promoted through the various recognised property portals including our website and any local advertising that we may be undertaken.
  • Accompanied Viewings – Our experienced team will be on hand to accompany viewings of the property which will help maximise every opportunity of finding the right tenant for your property. We often find that this is a perfect opportunity for us to help your viewers to understand the process and become perfect tenants.
  • Tenancy Agreements – From tenant referencing to managing the legal tenancy agreement, we will take care of this on your behalf to ensure it meets the legal requirements and industry regulations.
  • Rent Collection – We have experience in managing the collection of rent from your tenants and ensuring that we represent you correctly in the legal process of collection rent and managing rent arrears if applicable.
  • Registering Deposits – Through the Tenant Deposit Scheme we will also manage this process for you to ensure this meets with the industry regulations. (annual fee applies). This service also manages any deposit disputes with your tenants.
  • Property Inspections / Maintenance – It is important that your property is well maintained and looked after by your tenants. We will arrange and carry out regular inspections protecting your investment and report to you any required maintenance that is required.
  • End Of Tenancy – From inspecting the property to managing the checkout process, our goal is to ensure that this process is managed professionally on your behalf.

The Fee for our Full Management Service is 10% + VAT of the monthly rent achieved. There is an initial set up fee of £250 + VAT and £150 + VAT for each subsequent Tenancy.

Tenant find only service

This service is aimed at Landlords who wish to be more involved in the day-to-day / month-by- month process of managing their investment. Our service is based on finding a suitable tenant for you.

  • Marketing – Your property will be advertised and promoted through the various recognised property portals including our website and any local advertising that we may be undertaken.
  • Accompanied Viewings – Our experienced team will be on hand to accompany viewings of the property which will help maximise every opportunity of finding the right tenant for your property. We often find that this is a perfect opportunity for us to help your viewers to understand the process and become perfect tenants.
  • Tenant Referencing – This is one of the most important aspects to finding the right tenant for your property and we will manage the referencing aspect on your behalf.
  • Tenancy Agreements – We will produce your tenancy agreement and any other associated documentation to ensure it meets industry regulations and any legal requirements.
  • Rent Collection – We have experience in managing the collection of rent from your tenants and ensuring that we represent you correctly in the legal process of collection rent and managing rent arrears if applicable.
  • Registering Deposits – Through the Tenant Deposit Scheme we will also manage this process for you to ensure this meets with the industry regulations. (annual fee applies). This service also manages any deposit disputes with your tenants.

The fee for our Tenant Find Only Service starts from a minimum of £350 + VAT depending on the size and achievable rental of the property. If you would like to discuss our fees in further detail, then please contact us here.

Additional non-optional fees & charges (respective of level of service)

  • Energy Performance Certificate* – £60 (No VAT)
  • Registration of Deposit (annual fee) – £15 (incl. VAT)
  • Landlord Gas Safety Certificate** – From £65
  • Tenancy Renewal/Rent Review – £50 + VAT
  • Property Visits (Tenant Find Only Service) – £35 (incl. VAT)
  • Check Out (Tenant Find Only Service) – £50 + VAT
  • Serving of Section Notice – £50 + VAT
  • Inventory and Schedule of Condition – From £60 dependent on the number of bedrooms/size of property

*if the property has an existing EPC we will obtain this from the EPC Register free of charge. The Landlord may obtain and supply their own EPC, however we must be in possession before the property can be marketed.

**the Landlord may supply their own Landlords Gas Safety Certificate; however, we must be in possession before the tenancy can begin. Please ensure that all gas appliances are checked and present on the certificate.
